Finding somewhere to live is the hardest single part of moving to Germany, and it is harder than most people expect. The difficulty is not price, though prices have risen sharply. It is that the German rental market is built around documents that newcomers do not yet have.
A landlord in Berlin or Munich may receive over a hundred applications for one flat. Faced with that, they filter on paperwork, and the standard filter is a Schufa credit report plus three payslips from a German employer. If you have just arrived you have neither, which is why so many people find themselves locked out of the normal market for their first few months.

Kalt versus Warm
Kaltmiete is base rent. Warmmiete adds building costs. Neither usually includes electricity.
Unfurnished means genuinely empty
